$500 upfront + .37% to Butterfly Realty at closing
- Your property is listed in both listing services: FMLS and GAMLS
- You choose the amount of the commission to pay buyer's agent
- You pay no commission if there is no buyer's agent involved in transaction
- Listed within 24 business hours of the time that listing agreement is signed (if desired)

- We will provide you with a written list of common staging strategies and ways to get your property to show its best

- We will upload up to 12 photos that you email to us

Showings & Feedback
- You receive a Realtor's electronic SUPRA lockbox at no additional cost (a $50 deposit will be taken at time of listing and refunded to you when the lockbox is returned)
- Automated home feedback system --you receive the results of surveys emailed to agents who have shown your property
- We will make suggestions on how to maximize the number and frequency of showings, typical showing protocol, and how to make sure your home is in top-notch showing condition.
- Show your property to an unrepresented Buyer.
- Communicate with agents / buyers / vendors throughout the entire process, answering questions, scheduling showings as needed etc
- Personally contact buyer's agent when property has been shown more than once by same agent Negotiations, Contract, Inspection, and Closing
- Provide vendor referrals (inspectors, HVAC, appraisers, electrician, plumber, etc)
- Email and phone call reminders sent to you re. timelines, marketing, etc
- Experienced agent and expert negotiator advises on, drafts, and negotiates all offers and counteroffers. Speaks directly with agent or buyer and advocates on your behalf.
- We will advise on and negotiate inspection issues on your behalf. Coordinate inspections, evaluations and estimates with contractors and other vendors as needed.
- Free home warranty coverage to seller during the time the home is listed
- Refer seller to a minimum of 3 mortgage lenders to assist with free prequalification of Buyers
- We contact the loan officer and listing agent regarding buyer's loan process as needed
- We review settlement statement (HUD) against the contract. Review with seller.
- We coordinate and attend closing
- Your agent handles all paperwork for you including contracts, exhibits and disclosures
- We will recommend, draft and present reverse offers as deemed necessary (offers from seller to buyer)
- We review all contracts to ensure that they comply with real estate guidelines and that all required exhibits are present
The Traditional Plan
$0 upfront + 2.5% to Butterfly Realty at closing + Buyer's Agent Commission at closing
- Your property is listed in both listing services: FMLS and GAMLS
- 3% minimum to be paid to Buyer's agent at closing
- Listed within 24 business hours of the time that listing agreement is signed (if desired)
- List for Sale and Lease Purchase, or Rent at the same time (no additional fee for rental)
- List until your property sells or as negotiated
In-home Staging and Pricing Session

- Up to two hours in-home professional staging included
